Stages of Construction
Building a quality home is a precise journey. We lead with honesty and artisan craftsmanship at every stage to build your confidence as we build your future.
1. Foundation
At this stage, the site is graded to the required levels, and foundation formwork is installed in accordance with the approved plot plan. Plumbing rough-in and foundation preparation are completed and inspected by the relevant authorities. Once approved, the concrete foundation is poured.
2. Framing
During this phase, the home starts to take form as the framing process begins. Both exterior and interior walls are framed, and the roof rafters are set in place.
3. Roof & windows
During this stage, the home is 'dried in,' meaning it is fully protected from the elements. Exterior wall sheathing is applied, the roof decking is installed, roofing shingles (or other roofing material) are completed, and all exterior windows and doors are fitted and sealed.
4. Trades (plumbing, electrical, HVAC)
During this phase, the home’s essential “behind-the-walls” systems are installed. This includes all plumbing pipes, HVAC ductwork, full electrical wiring, and low-voltage lines for TV, internet, audio, and security. After installation, both the City inspector and the engineering inspector review the mechanical rough-ins and framing to ensure everything meets code requirements.
5. Inspections
After the City and engineering inspections are passed, you’ll have a pre-drywall meeting with your construction manager to review the interior. Next, insulation is installed in the walls, ceilings, and other areas. The City and an independent energy inspector will check that the insulation is properly installed and meets standards. Once approved, the brick exterior work can start.
6. Sheetrock & texture
In this stage, the interior drywall (sheetrock) is fully finished. All seams, joints, and fastener heads are taped, bedded with joint compound, and sanded smooth. The final texture is then applied to the walls and ceilings according to the selected finish (e.g., smooth, orange peel, knockdown, or skip-trowel)
7. Trim & paint
In this stage, all interior finish carpentry and painting are completed. Interior trim (including baseboards, casing, crown molding, and window/door trim), stair components (newels, balusters, handrails), cabinetry trim, and wood flooring transitions are delivered and professionally installed. All interior doors are hung, hardware is fitted, and final adjustments are made. Following trim installation, the entire interior receives painting (prime and finish coats) as specified.
8. Tile & countertops
In this stage, the primary tile installations are completed, and countertops are installed. All bathroom floor tile, shower walls, bathtub surrounds, and any other specified tile areas (such as kitchen backsplashes or laundry room flooring) are set, grouted, and sealed as required. Countertops—whether quartz, granite, marble, solid surface, or other selected material—are delivered, templated (if not pre-measured), cut to fit, and professionally installed in the kitchen, bathrooms, and any other designated locations.
9. Landscape & finish flooring
During this phase, tile is installed throughout the home where specified, including bathroom floors, shower and tub areas, and any accent or backsplash tile. Once the tile work is complete, the selected countertops are delivered and installed in the kitchen, bathrooms, and other applicable areas.
10. Final walk-through
Welcome home. We tour the finished house together to ensure every handcrafted detail is perfect before handing you the keys to your new beginning.
